Condo & HOA EV Charger Installation in Orange County, CA

EV chargers for condo owners and HOA communities, with board-ready plans.

★ 4.9 from 720 Google reviews CSLB #1048262 licensed, bonded & insured 24/7 emergency line

Installing an EV charger in a condo or townhome is different from a single-family home. The parking space may be in a shared garage, the power may come from a meter room far away, and the association has to approve the work. ASL Electric installs EV chargers for condo and townhome owners across Orange County and works with HOA boards and managers to make the approval and installation straightforward.

We start by looking at where your parking space is, where your unit's panel and meter are, and how a circuit could get from one to the other. Then we give you a written plan you can submit to the association, with the route, the equipment and a load calculation. For boards, we can survey the whole property and recommend a plan that supports more chargers over time, instead of approving one difficult installation at a time.

Condo and HOA EV charging we install

⚡Charger from the owner's unit panel

A dedicated circuit from your unit's panel or meter to your assigned space, routed through the garage or along approved paths.

⚡New metered circuits

Where running from the unit is not practical, a separately metered circuit to the space, coordinated with the utility and the association.

⚡Shared garage installations

Conduit runs in common garages, carports and parking structures, mounted neatly and protected from vehicles.

⚡Community charging plans

A property-wide survey and phased plan so the association can add chargers as owners request them.

⚡Common-area charging stations

Shared Level 2 chargers for residents or guests, with load management where capacity is limited.

⚡Approval documentation

Drawings, equipment specifications and a load calculation for the owner's application to the board.

Situations we help with

Owners and boards usually call us when:

  • You bought an EV and park in a shared garage or carport
  • The board asked for a plan before approving your charger
  • Your panel is in your unit but your space is far away
  • Several owners want chargers and capacity is unclear
  • An earlier installation was denied or never finished
  • The community wants a fair, consistent process
  • The meter room or service equipment is old
  • You rent and your landlord has agreed to a charger

Why a planned approach matters

In older buildings, each new charger uses capacity that the next owner may need. When chargers are added one at a time without a plan, the building can run out of capacity after a few installations, routes through the garage become cluttered, and later owners face much higher costs. A community plan, or at least a load calculation for each request, keeps installations safe, tidy and fair for everyone.

How we install a condo EV charger

Site visit and route

We trace the path from your panel or meter to the parking space and identify the cleanest approved route.

Load calculation

We confirm your unit's service and the building's capacity can support the charger, and recommend load management if needed.

Board submittal

We give you the drawing, specifications and documentation the association needs to review your request.

Permit, install, inspect

Once approved, we pull the permit, install the circuit and charger, and pass inspection.

Ways to power your space

From your unit panel

Usually the simplest option when the route is reasonable.

From the meter room

A new circuit or meter from the building's service, with utility and board approval.

Shared community chargers

Association-owned stations with load management, good for buildings with limited capacity.

Community-wide infrastructure

Conduit and capacity added in phases, so future owners can connect easily.

Your right to install a charger in a California condo

California law protects a condo owner's ability to install an EV charging station for their own use, and limits an association to reasonable restrictions. The owner generally applies to the association, follows its reasonable standards, and is responsible for the cost of installation, maintenance and electricity, along with any insurance the association requires.

Every community's documents are different, so check your CC&Rs and ask your manager for the application process. We provide the technical details the association typically asks for.

Laguna Woods Village

In Laguna Woods Village, EV charger installations require Mutual consent as well as a City permit. We know the process and can provide the documentation needed for the application.

Level 1, Level 2 and load management

Many condo owners can start with a dedicated Level 2 circuit sized to their daily driving. Where building capacity is tight, a lower-amperage circuit or a charger with load management can serve your needs without a service upgrade. We size the circuit to your car and your commute, not to the largest charger on the market.

What affects the cost of a condo EV charger

The main factors are the distance and route from your panel or meter to your space, whether the run passes through finished areas or concrete, conduit and mounting requirements in shared garages, your unit's and the building's available capacity, the charger you choose, utility requirements for a new meter, and permit fees. We give you a free, written estimate after the site visit.

Condo & HOA EV Charger Installation across Orange County

Orange County has thousands of condo and townhome communities, from older complexes in Laguna Woods, Laguna Hills, Mission Viejo and Costa Mesa to newer communities in Irvine, Aliso Viejo, Ladera Ranch and Rancho Mission Viejo. Older buildings often have meter rooms far from parking, while newer ones may already have conduit or capacity set aside.

We also install EV chargers in single-family homes; see our EV charger installation page. For associations replacing meter banks or panels, see our HOA panel and meter bank page, since that is the best time to add capacity for charging.

Condo & HOA EV Charger Installation FAQs

Can my HOA say no to an EV charger?+
California law limits an association to reasonable restrictions on an owner's EV charging station. The owner applies, follows the association's reasonable standards and covers the costs. Check your CC&Rs and ask your manager for the process.
Who pays for the electricity?+
Typically the owner, either through their own unit's meter or a separate meter. The plan depends on where the circuit comes from.
My panel is far from my parking space. Is that a problem?+
Not necessarily. Long runs are common in condos. We plan the cleanest approved route and size the wire for the distance.
Can you help the board plan for many chargers?+
Yes. We survey the property, check the building's capacity and recommend a phased plan with load management where it helps.
Do you install in Laguna Woods Village?+
Yes. EV chargers there require Mutual consent plus a City permit, and we provide the documentation for the application.
How long does installation take?+
Once approved and permitted, many installations are completed in a day. Projects that need a new meter depend on the utility's schedule.
